The situation

What was broken before I came in.

OurDomain was launching a new co-living space in Amsterdam and needed to fill it — and fill it fast. The target was a healthy waitlist and full occupancy for the next 3 years. The original plan was 6 months to get there.

The brand was new, the space wasn’t open yet, and there was no existing audience to market to. Everything needed to be built: brand presence, lead generation infrastructure, audience filtering, and a booking funnel that could handle high volume while maintaining quality.

The approach

What I actually did.

We treated this as a product launch, not a property marketing campaign — audience first, brand second, conversion infrastructure third. All three had to be ready before we spent a euro on acquisition.

  • Brand activation across digital channels
    Built the OurDomain digital presence from scratch — social profiles, content pillars, and a brand voice that appealed specifically to the Amsterdam young professional and student demographic.
  • Targeted PPC for high-intent applicants
    Ran paid campaigns on Google and Meta targeting people actively searching for co-living, studio apartments, and flatshare in Amsterdam. Focused on intent keywords, not demographic targeting.
  • Email marketing and automated qualification
    Built an email capture and nurture sequence that educated prospects on the OurDomain concept while simultaneously qualifying them. This reduced time spent on unqualified applicants significantly.
  • Advanced customer journey with automation
    Set up automated booking flows that took prospects from initial inquiry through to application, document submission, and confirmation — without manual intervention at each step.
  • Content marketing for community building
    Created content around Amsterdam living, young professional lifestyle, and co-living benefits. This drove organic traffic and positioned OurDomain as more than just accommodation.
  • Audience filtering system to manage quality
    Built a screening system into the funnel to ensure the right applicants were prioritised — reducing no-shows and mismatched applications that would have slowed the process.

The results

The 6-month occupancy target was hit in under 3 months. The waitlist that was built has kept subsequent OurDomain locations filled without needing to restart the acquisition process from scratch.
